Thanks,

I showed my wife the video so that she could have an idea of how it's going to look once the trim is in. Right now she thinks it looks a little plain. I agree: it's a bit "barn-ish." The stairs will be the biggest challenge because of the angles and the height of the rail in relation to the height of the banister.

The hold up thus far has been the additional thickness of the MDF backing board. They make the panels stick out beyond the depth of the door molding, which are the same thickness as the pine board I'm using. I think I've found a workaround. I went to Harbor Freight and spent another $70 on a laminate trimmer, 1/4" shank router bits and a couple of cheap work horses and using some scrap made a test piece with an inlay for a trimmed piece of MDF to fit in like a picture frame. Using a laminate trimmer is along the lines of using a Dremel but with a LOT more vibration so it took me a few tries to get things tight enough that my cut did not travel.

As you can see, the fit is pretty tight and there's going to be picture frame molding and baseboard/chair rail to cover up most of the seams.

My wife wants to remodel the bathroom (among other things) but I don't think she has a clear enough idea to move forward - at least not one that would cost less than $40K apparently. She has this idea in her head about having a bigger tub and a separate enclosed tile wall shower with a glass partition which would likely require changing the location of plumbing AND tile floors. We had two contractors come in and one reduced the scope to just redoing the bathroom; no vanity, no flooring, just the tub/shower. The other never even called back.

Naturally, my homework is to get more quotes so that we have a figure to roll into a refi. I'm scratching my head because we already have a LOC. I'm also thinking that this is going to be one of those jobs where we have to get several different specialists in and buy our own materials. I'm thinking that we go with the flooring place that did our downstairs and I give the master plumber who my wife's uncle hooked us up with a call.

Speaking of which, I need to give Uncle a call and grab some coffee. His niece may have grandoise plans but he's been through this with his better half 20 years ago and got results.
